What decides the price
- Soil. The single biggest variable. Well-draining soil supports a simple gravity field; slow-draining or shallow soil forces a larger field or an engineered system.
- Bedrooms. Systems are sized by bedroom count.
- Lot access and terrain. Flat and open is cheap; wooded hillside means slower machine work and sometimes a pump chamber.
- Permit and inspections. County fees are modest; the contractor's design and inspection coordination are part of the quote.

The rules for a new system split at the lagoon program boundary. Outside it, a conventional system at $8,000–$15,000 remains an option where the site evaluation supports one. Inside it, since January 1, 2024, every new septic system must be nitrogen-reducing regardless of lot size — the one-acre threshold that applies elsewhere in Florida does not apply here, so a new build or a full replacement means an ENR system at $12,500–$20,000 for a nitrogen-reducing system on new construction (county estimate) on new construction. Approved routes to that standard are in-ground nitrogen-reducing biofilters, Florida-approved NSF 245 aerobic treatment units, and approved performance-based systems. Permitting is through the Florida Department of Health in Indian River County, Environmental Health.
