- Air pump / blower diagnosis and replacement — pumps last 5–10 years, $1,200–$2,000/yr for maintenance and inspections (county estimate) is the typical operating cost including the permit
- Alarm response: a blinking or sounding alarm usually means the air pump has stopped; the system reverts to anaerobic treatment within days if it isn't fixed
- Effluent quality checks and float/dosing adjustments
- Pumping — an ATU still accumulates solids
Aerobic units are about to become much more common here, because roughly 27,000 properties inside the lagoon program area have no sewer coming and a July 2030 deadline to meet. Two things every owner needs to know before buying one. Florida requires the unit to be under an active maintenance contract with an approved provider for the life of the system — it is a rule, not a suggestion. And the county estimates $1,200 to $2,000 a year for maintenance and inspections on a nitrogen-reducing system here, which is a real annual commitment rather than a rounding error. An ATU also still needs pumping; the maintenance visit does not replace it. If the machine and the annual bill are what you are dreading, ask about an in-ground nitrogen-reducing biofilter instead — same standard, no blower. The maintenance contract in full
